How WSIB Affects Your Mortgage

If you're receiving WSIB payments, lenders need documentation confirming the claim status and income amount. An active claim, a resolved claim, and a lump-sum settlement are treated differently.

What you need to have ready:

  • Confirmation of your WSIB claim status, active, resolved, or pending
  • WSIB payment confirmation letters if you are currently receiving payments
  • Documentation of any lump sum settlements
  • Confirmation of return-to-work status or timeline

How Short-Term Disability Affects Your Mortgage

Short-term disability, STD, is typically covered by your employer or union plan. Lenders want to know the benefit amount, how long you've been receiving it, and the expected duration of benefits.

What you need to have ready:

  • Confirmation letter from your employer or insurer showing disability status
  • Monthly benefit amount
  • Expected duration of benefits, if known
  • Whether your benefits are taxable or non-taxable matters to lenders

How Long-Term Disability Affects Your Mortgage

Long-term disability, LTD, adds complexity. Lenders will want to understand whether the income is expected to continue and for how long.

This is one of the most misunderstood areas of mortgage financing for first responders. There are options, but they depend on your specific circumstances.

Mental Health Injuries and Operational Stress

Most lenders treat an operational stress injury, OSI, a PTSD diagnosis, or mental health leave the same as any other form of disability.

Documentation matters. If you've taken time away from work, lenders will ask about it. Being prepared with the right paperwork helps avoid delays and, in some cases, a decline.
